Building Code Information:
All construction plans conform to the 2003 Michigan Residential Code (MRC), other codes as applies. Some local laws, regulations, and applications may vary. Local authorities may require certification stamps. Due to specific code requirements, this should be provided locally by an industry professional. Heat and air calculations should be supplied by a local contractor to meet local conditions and requirements. Some states, cities, or municipalities may require an engineer's seal or stamp. You will be responsible for working directly with and providing construction plans to the engineer for these services and fees.
Construction Plans:
When you have made your choice and are ready to begin building a home, it's time to order a construction plan package. The packages of 5 or 9 sets will contain 5 or 9 full-size construction plans depending on your package choice. All full-size sets will require a license agreement to be attached to each set before the actual construction begins. See License Agreement. Required Number of Sets:
1 Your Set; 3 Building Permit; 6 Building Contractor.

Listed below is an overview of a complete set of construction or permit drawings. I've briefly touched on what should or is included on each sheet.
Architectural Drawings:
Cover Sheet
This sheet should include a disclaimer about the plans, building code information, general notes, energy compliance, reference legends, structure data and a drawing index.
Foundation Plan
This sheet includes many details for plan reviewers and contractors. Again, most designers do not include details for construction. Just call-outs.
Floor Plans
No matter what, these drawings should include all dimensions relating to the structure. General notes should include all code information.
Elevations
This sheet includes ALL exterior detailing for the structure. Roof plan, attic ventilation reqm'ts, window/door call-outs, etc.
Shear Wall Plans
This sheet is very important for approval of plan and building permit issue. Most designers do not include this sheet in their plan sets. Through experience, this sheet has become very valuable to the contractor and plan reviewer. Sheet includes prescriptive bracing requirements and any hold down or strap call-outs.
Framing Plans
This sheet includes many detail call-outs and beam references. This sheet will accompany the beam calcs. Very important sheet for the roof truss manufacturer's. They need to know what your trying to accomplish. This sheet should be very detailed. Sheet includes detail references, truss profiles, general notes. Beam Calcs should
accompany these calcs. with a proper key to identify which beam goes where. This is essential for plan review.
Building Sections
This sheet includes COMPLETE building sections located at critical areas of the plan for ease of construction and clarity. Most designers only include partial wall sections.
Detail Sheet
Another important sheet. This includes connection details. Structural and Non-Structural. Most designers do not include details with their plan set. This sheet includes misc. details describing construction.
Electrical Plan
Basic design layout should be provided by the designer.
Energy Calcs
These calculations should be provided by the designer. Heat and air calculations should be supplied by a local contractor to meet local conditions and requirements

The following items may be needed to complete a set of plans. PPT will investigate the municipality to determine the requirements before job is started.

Structural Engineering:
If required, these sheets will include lateral engineering by a licensed structural engineer. These documents are required only if the structure does not meet prescriptive code.
Structural Engineering Calc. Book
These sheets are usually printed on letter size paper and accompany any engineer's drawings.
Floor Joist Shop Drawings
These shop drawings are provided by the lumber yard of your choice and should be attached to architectural drawings.
Roof Truss Shop Drawings
These shop drawings are provided by the lumber yard and should be attached to architectural drawings.
Full Reverse Plans
Full Reverse Plans have been reversed in a CAD program and all writing will be readable. This service is available on all plans.
