Home Inspection

Is a non-invasive examination of the condition of a home, often in connection with the sale of that home. An examination of the structure, electrical and mechanical systems to determine a home's safety; makes the potential homebuyer aware of any repairs that may be needed. We show problems and potential problems with the property not always visible to an average purchaser (i.e. a deteriorating roof, an ancient furnace, termites, wood rot and basement seepage). Many purchasers make their offer to purchase conditional upon obtaining a satisfactory Home Inspection report.

Home Modification

Altering the physical environment of the home so as to remove hazards and provide an environment that is more functional for the individual is the basic definition of a home modification. Examples of home modifications include the installation of a ramp or a lift, and the alteration of a doorway so that you can enter, maneuver within, or exit your home unassisted. They may also include bathroom modifications or other alterations you need to move about your home daily in a safe environment. We provide a “Home Needs Analyst” to the owner and care giver to coordinate the best way to facilitate the home modification process.

The HUD Section 203k is a program for the rehabilitation and repair of single family properties. The 203k consultant incorporates client desired improvements with improvements which the Consultant believes will enhance the home. The role of the consultant is vital to the timely completion and closure of 203k loan applications. Accurate estimating and rapid turnaround time are qualities that will assist both borrower and lender in achieving their mutual goal of a timely closing.
